We are working with one of the world's leading private equity funds to hire a Vice President for their Asian Real Estate Private Equity Asset Management team in Hong Kong.
The firm targets Opportunistic Real Estate investment opportunities with a focus on the Chinese market, including Real Estate backed non-performing loan portfolios, distressed direct Real Estate and platform investments.
They are seeking to hire a Vice President to oversee the management of a $450MN portfolio of Real Estate non-performing loans and direct Real Estate assets.
The role covers the implementation of the business plan strategies on the portfolio, including oversight of servicers on the negotiations, implementation of agreements, real estate strategy definition and if necessary, enforcement and resolutions, as well as the management of sales processes.
Additionally, the role will also the underwriting of new investments.
Asset Management:
- Formulate strategies and asset management initiatives in support of maximum investment returns supported by analysis and cash flow scenarios
- Oversee the executing all workout strategies on existing deals, including:
- 3rd party servicers negotiations of consensual exits with borrowers
- 3rd party enforcement processes including the full change of control
- Pursuit of personal guarantees
- Supporting the REO / asset management of assets
- Cash management of bank accounts
- Monitoring invoices and approvals to track budget compliance
Underwriting New Investments:
- Analysing real estate collateral on all loans to understand value, key terms and the primary routes to control
- Assessing underlying sponsors motivations and pressure points
- Defining risk adjusted strategies most accretive to OCM
- Inputting to the real estate assumptions particularly timings and costs
- Takedown of new portfolios
Experience & Skills:
Essential:
- 5 years+ Real Estate private equity and / or banking experience, preferable with hands-on Real Estate asset management experience
- Strategic thinking and able to give clear direction
- Commercial acumen - IRR focused
- Strong negotiation skills
- Pragmatic solutions focus
- Self-managing/self-starter - Own initiative
- Real Estate expertise, sales processes, issues resolution, broker critical appraisal
- Multi-lingual. Fluent English plus Mandarin and / or Cantonese
Desirable:
- Chinese Real Estate and loan market experience
- Own network of brokers, developers etc
- Borrower negotiation experience
- Experience in managing junior team members
